How Covid-19 Affects Our Inspection Process.
The current worldwide coronavirus (COVID-19) pandemic and associated government-mandated “shelter-in-place” and similar orders in many communities underscore the risks associated for individuals viewing or inspecting a property occupied by sellers or tenants, and the risks for sellers and tenants of allowing prospective home inspectors to enter the property they occupy.
Because of this, we are changing our inspection policies for your safety and ours. We will not be inspecting occupied homes. We will only be inspecting vacant houses for the time being. You are still welcome to attend the inspection, but only one person may be present on the property with the inspector. There will be no physical contact and a safe distance must be maintained. We will have hand sanitizer and disinfecting wipes present at the inspection. No exchange of paperwork or money (credit cards) will be allowed at the inspection. The service agreement must be filled out online prior to the inspection. The payment will be with credit or debit card through PayPal or Square. The cash or check discount will apply to credit/debit card payments at this time. The report cannot be released until the payment has been made. Larry Inspects Home Inspection Services is a locally owned and operated business in San Antonio, Texas, since 2002, which takes pride in every inspection that is performed. Our inspection is a comprehensive, visual examination of the physical structure and systems. It covers hundreds of items: everything from the roof to the foundation, including the electrical, plumbing and heating systems, the insulation, ventilation, attic, roof, etc. We use moisture meters, electrical meters, gas-leak detectors, infrared cameras, and other state-of-the-art equipment. Inspections are done with your health and safety in mind. We can check for gas leaks, carbon monoxide, moisture intrusion, signs of mold, faulty electrical, improper framing. We keep an eye out for energy efficiency. Insulation and ventilation are key elements. We can use a precision pressurized hydrostatic altimeter to evaluate the performance of the foundation. We inspect beyond what is called for in the Standards of Practice as promulgated by the Texas Real Estate Commission.
Inspector Larry Wedige has been licensed by the Texas Real Estate as a Professional Real Estate Inspector (license #6060) since 2002. He is a member of the International Association of Certified Home Inspectors (InterNACHI) and the Texas Professional Real Estate Inspector Association ((TPREIA). Larry was born and raised right here in San Antonio. He has over 50 years of experience in building, repairing, and remodeling homes. This experience is combined with completion of the home inspector curriculum at San Antonio College, licensing by the Texas Real Estate Commission (TREC), and completion of hundreds of hours of home inspection continuing education. He regularly exceed the continuing education hours required by the Real Estate Commission. He follows the TREC Standards of Practice and the NACHI Code of Conduct that prohibits him from engaging in any conflict of interest activities that might compromise his objectivity. He previously was on staff at San Antonio College as a home inspection instructor. Larry is Infrared Certified and includes infrared thermography on all inspections.
